Client-developer: a relationship of trust
"Prospects of real estate after the revolution", is the theme of a round table recently organized by Invest consulting NA, editor of the real estate guide. The debate which brought together the various actors of the sector, turned on the current state of real estate new and old, the role of donors in the dynamization of the real estate sector, the image of the real estate developer and the management of relations "client-developer" and transparency and rights of the purchaser for calculation surfaces. Are also addressed, on occasion, the question of authorization of the Governor and sale to foreigners, and new real estate marketing techniques and new legislative aspirations for the development of real estate development. M Néjib Snoussi of the Ministry of Transport and equipment outlined the current state of nine real estate and pointed out that the real estate sector closely concerned the Tunisian citizen. Mr. Chokri Keskes, President of the National Trade Union House of real estate agents turned on its side on the situation of the former estate and stated, in this regard, that inflation in the real estate nine causes inflation in the former. He noted that the structure of real estate agents, long been marginalized. Mr. Keskes, in addition, drew attention to the lack of accurate and reliable statistics on the situation of the real estate in Tunisia and added, in this same order of ideas, that the figure of 35,000 unsold housing announced by some professionals is based on statistics. Also, he has mentioned the problem of funding and sometimes impossible to satisfy conditions imposed by banks. Mr. Tarak Chaâboui, real estate developer has, for its part, spoke of the image of the profession and the relationship management client, and emphasized that this relationship is paramount for the image of the profession and the development of the sector. He noted the image which has always stuck to proponents would be unfair and would be particularly motivated by resentment on the part of buyers who spend large amounts of money to buy a dwelling. Mr. Chaâboui, note also that this relationship has been institutionalized by law, a law which gives the developer the right to sell a property that has not yet been realized. It notes, finally, that confidence is altered from that certain sections of this Act are not respected and, in particular, one specifying that advance purchaser should be blocked, clause that is not always respected by the promoters.
